The Future...


I have been thinking about this for a few years now, and working on a thesis.

What are our big issues as a society?

How do we correct these issues?

Under all is the land...Our largest asset, the land, and its wise and smart use, is the ingredient that will put the country on a sustainable path.

What is the role of real estate, land use policy, public/private partnerships, and funding?

  • Current land use policies at the local, state, and national levels are not sustainable and are “Functionally Obsolete.”
  • The American Dream is no longer affordable to the average American.
  • The financial structure can no longer support the infrastructure.
    • This is obvious to anyone who wanders more than a few blocks from their home. The homeless crisis is out of control.
    • Look at any major thoroughfare and notice the weeds and unkept landscape. Police and fire protection are spread thin.


“Drive until you qualify” is no longer a sustainable model for potential home buyers.

Policies and government funding (with private partners) will be utilized to change land use to an overall more equitable and efficient use of our land and environmental resources.

    • Rehabilitation
    • Training and Job skills
  • Housing Affordability
    • Housing Availability
    • Zoning and Private Property Rights
    • History
    • NIMBY/YIMBY
    • Increased Density as a primary solution
  • Walkability – Millennials prefer it
    • More bike lanes
    • Neighborhood redesigns
  • Transportation
    • More Mass Transit
    • Less Automobile Travel
  • Climate Change and investment risk
  • Social Equity
  • Racial Justice
  • Sustainability


As stated above, current Land Use Policies are functionally obsolete.

Federal Infrastructure Policy and Infrastructure Funding is soon to be deployed on a scale only seen generationally (Not since the funding and development of the Interstate Highway System, during the Eisenhower Administration in the 1950s)

Federal outcomes will be incentivized with Federal Funds. How much of that money is coming to your market and what will it mean to the future of your market…and the big question, how can MLS maximize its strengths in the data world of today, and secure its position in the data world of tomorrow, offering the right tools and information for their subscribers and participants?
 

This is not change, it is a fundamental shift.
